What is the Building Safety Fund?

The Building Safety Fund (BSF) has been created with the aim to protect leaseholders from the cost of addressing fire-safety risks, caused by unsafe non-ACM cladding systems on high-rise (18m+) residential buildings.
For applicable buildings, LIV has been acting on the behalf of Freeholders to apply to the BSF, manage the application and manage the remediation project.

What is an EWS1 form?

An External Wall Fire Review form (EWS1) is intended to record in a consistent and universal manner what assessments have been carried out on the external wall construction of a residential apartment building. The form is designed to provide a clear ‘safe’ or ‘unsafe’ certificate through the ratings that it applies to an assessed Building.

The form can only be completed by a designated person within strictly defined criteria as set out by the Government. The form has been endorsed by the Royal Institution of Charted Surveyors (RICS), UK Finance and the Building Societies Association.

Lenders are increasingly asking for an EWS1 form for those who are looking to sell or buy an apartment. The form was initially designed to apply to buildings over 18m, but it is now common for lenders to request a form for buildings that fall under 18m.

What is LIV doing to ensure that all managed buildings are safe and compliant?

LIV are extremely dedicated to ensuring that all our managed buildings are safe and compliant or that the correct remediation is undertaken as swiftly as possible to bring the building up to standard. To this end, LIV have set up a dedicated Building Safety Team to work solely toward this objective.
The Building Safety Team are working on a number of cladding remediation projects and work closely with the best-in-market contractors and professional bodies.

Further to this, your Property Manager will undertake site visits, reporting and facilitating the remediation of any issues that they find. We also ensure that appropriate surveys are undertaken, such as a Fire Risk Assessment, on a regular basis. We may also instruct additional surveys, such as a Compartmentation Survey, should these be deemed appropriate.

The Building Safety Team, along with the Property Managers, Facilities Managers and Coordinators, work in a collaborative manner to ensure that all safety issues are addressed in the quickest possible timescale.
